You pay for planning
The developer has to plan landscaping, facilities, roads, drains and metering up front, so strata homes cost more. Individual-title houses are quicker and simpler to build, which is why developers once preferred them.
Rules limit renovation
When Sean bought his strata home for about RM1.8 million, he found he couldn't change the facade or colours freely. Managements have since become more flexible about kitchen extensions and other changes.
Individual titles hide their upkeep
Owners of traditional houses often defer repairs to water tanks, gates and paint until a buyer complains. In strata, a management team maintains the estate, and owners can vote on uses such as a neighbour's house becoming a temple.
Who buys at RM1.8 million?
A household needs about RM24,000 a month to afford an RM1.8 million house. Buyers at that level expect layered security, which an open street can't give; some wealthy owners are downsizing into secure apartments instead.
What to do
- Ask what renovations and facade changes the management allows.
- Budget for maintenance fees, and compare them with the hidden upkeep of an older house.
- Check what infrastructure surrounds the plot, such as sewage plants or substations.
- Compare commute times; landed homes are often far from city jobs.
- For an own-stay home, check that local rents cover about 85% of the instalment.
