BUYER GUIDES · GUIDE #58Show units Malaysia Nationwide

What should I ask and check when I visit a sales gallery?

THE PROBLEM

The big developers have refined the arrival at a sales gallery, from the landscaped drive to the guard who opens the door and the staff who brief you, and they spend heavily on show units.

How should a buyer approach a sales gallery and show unit?

SEAN'S ANSWER

“always ask for more”

Go to listen and to ask, and keep a realistic mind: the actual unit won't look like the show unit. Check what is really included, take package offers away to think about, and keep visiting other projects so you aren't swept along by one pitch.

Why

  1. Questions reveal the value

Ask the current sales status, why people are buying, what is special about the location, what will be built next, and how the developer will protect buyers' interests.

  2. Show units aren't always the spec

Developers sometimes change the flooring, walls or sanitary fittings in a show unit to make it look its best. Check which finishes you will actually get.

  3. Floor premiums add up

Prices often rise by RM1,000 or RM2,000 for every floor, which is why many projects struggle to sell their highest, most expensive floors.

What to do

  • Prepare your questions on sales status, location and future plans before you go.
  • Ask which flooring, walls and fittings are included, and get it in writing.
  • Take any package offer away and think it over.
  • Visit a project on Saturday and another on Sunday to broaden your comparison.
  • Use show units for ideas for your own home, not as a promise.
