A developer's 30% rebate on a marked-up price isn't below market. Buying at 700 psf where neighbours transact at about 800 psf is, perhaps through a bulk purchase or a quick sale.
Cash flow keeps you borrowing
Loans are usually 90% for your first two properties and 70% from the third. If the first two are fully covered by rent, banks look on you more favourably.
Data, not attachment
Sean says an investment he was emotionally attached to still holds him back. Check current values, rents, instalments and announced news, not speculation.
Agents hear first
Agents who work an area for years know which unit is selling well below value, and they call the investors they trust.
