What sets it apart
Centrum Iris is a 4.12-acre mixed development of two serviced residence blocks, 705 units in all, above 24 shops. It is planned around tourists: bus parking at the front, 1,120 car parks, a heated pool on the English colonial-themed facility deck, and a rooftop with a sky gym, co-working space, a yoga area and a private restaurant and cafe. Sean says rooftop facilities lift both room rates and occupancy.
Units range from 595 to 1,051 sq ft, the largest a dual-key unit. The show unit is an 801 sq ft three-bedroom with two bathrooms, built for families who each take a bedroom and gather in the middle.
Where it is
It is in the Cameron Centrum township beside McDonald's, at the roundabout into Brinchang, three minutes' drive from the town and five to ten minutes from Kea Farm. Visitors arrive via Simpang Pulai from the north, or via Tapah and Ringlet from Kuala Lumpur, and the roads jam on long weekends, though one-way loops and widening have eased congestion.
Rent and returns
Prices start from about RM476,000, and the unit Sean visits is about RM633,000. Three homestay operators appointed by the developer split profit after operating costs 70:30 in the owner's favour, though local owners may run units themselves.
Sean paid about RM220 for a weekday night at a hotel in the Centrum commercial area, and found it busy even on a Tuesday. He suggests testing the numbers at about 70% occupancy and around RM250 a night for a two-bedroom or RM350 for a three-bedroom, less maintenance and the operator's share, against your instalment and holding period.
Built for the holiday crowd
Few residential projects plan for tour buses, but Iris has bus parking at its entrance, a heated pool by the café terrace and facilities on the roof. To Sean, these show a developer that knows exactly who will use the building: families on holiday in Cameron Highlands.

- 1The scale of the master plan: the Centrum shops and hotels came first and turned the site into a hotspot for locals and tourists, and Sean saw the occupancy for himself on a weekday stay. Launching Iris after that catalyst gives it a much better start.
- 2Its programme and design: shops below and homes above bring convenience in the frequent rain, and the rooftop shows the developer knows its audience. The themed gardens, a rare heated pool, the highest viewing deck and plentiful parking, including for buses, answer Cameron Highlands' biggest pain point.
- 3A window of opportunity: there are few new developments in Cameron Highlands and only three main hotels, and the newest product with the best facilities always wins. He expects Iris to be the hottest address when completed, in step with the government's infrastructure upgrades.
- 1The road to get there: on weekends and long holidays traffic can stand bumper to bumper, though the authorities are visibly improving the infrastructure.
- 2Density: more than 700 units in one project, in an area of low-density buildings, with many units per floor sharing eight lifts. Given how hard it is to build anything new here, he accepts it makes sense.
- 3A short-stay building's problems: lift queues at check-in and check-out (two lift lobbies help), several operators managing units, and heavy wear on facilities. It only becomes a problem if you buy it as an occasional weekend home, when the maintenance fee isn't worth it and the place feels too busy.
A holiday-stay investment with real demand behind it, for buyers clear about that intention and who have done the occupancy sums.
