What sets it apart
Sfera Residence began as an extra car park for the busy mall and became a block of about 400 homes, villas below and apartments above, in a township now taken over by Sunway. The deck has a sunken lap pool, kids' pool, cabanas, a hall with a kitchen, a gym, a games room and an indoor dipping pool; the roof adds a private-chef kitchen, co-working rooms, a mahjong lounge and a view of the KL skyline.
Nine units share each floor, with three passenger lifts and a fire lift, and no unit doors face each other. Sean tours a 755 sq ft unit with two bedrooms and two bathrooms; the second bedroom's wall is not load-bearing and can be removed, and air-cons and kitchen cabinets are included. It sells for about RM750 psf, around RM650,000.
Where it is
A bridge from the car park leads to Sri Rampai LRT, on the line that runs straight into KLCC, and another to Sunway Wangsa Mall. The completed SPE and DUKE, MRR2 and Jalan Genting Klang make driving easy, and shops, schools and colleges are within walking distance. The forest reserve in front is protected by its title, with the Quartz Ridge on the horizon.
Rent and returns
Fully furnished one-plus-one and two-bedroom units nearby rent for about RM3,000 a month, as does the same layout in the township's earlier phase. Sean finds that attractive against the instalment on this unit over a 35-year loan at 4%.
A rooftop furnished room by room
Each corner of the roof is a finished space with one purpose: a private-chef kitchen, a co-working room with lockers and meeting rooms, a mahjong lounge. All are fully furnished and small enough to book for a handful of friends, with the KL skyline and the Quartz Ridge as the backdrop.

- 1Wangsa Maju's connectivity: a direct link to the mall and a bridge to Sri Rampai LRT, on the line straight into KLCC. The completed SPE and DUKE link has eased traffic, MRR2 and Jalan Genting Klang are close, and the amenities around are mature.
- 2A township under one developer, now Sunway, where you could live without a car: covered walkways and bicycle parking, with nature on every side, from the hill behind to the forest reserve in front and the Quartz Ridge.
- 3A completed project in uncertain times: buyers can see the build quality, view, neighbours and real rents before paying. With the earlier phase's units renting for about RM3,000, the numbers look interesting, and a family might need just one car.
- 1Supply: eight or nine towers have gone up nearby in five or six years, all leaning on the same convenience. The only unknown plot is next door and belongs to the same developer, and two-bedroom rents of about RM3,000 suggest demand is holding.
- 2A design set by the original developer, which built mainly in Singapore and Hong Kong: shear walls with no transfer slab leave the deck full of hidden corners and the common areas more intimate than Malaysians expect. A shear wall is also the first thing you see inside the unit.
- 3Crowds: a mix of families, office workers and students from nearby colleges packs the area at weekends, and there is double parking even on weekdays.
A completed, well-connected home for anyone who wants to live in KL without relying on a car, crowds included.
