Filmed at the show unit in August 2026, while the project was still being built. Finishes, prices and surroundings may have changed since.

CHAPTER 01

What sets it apart

One Seputeh is a single freehold tower of 383 units: shops and a hotel-style lobby at ground level, an elevated car park, a level-9 resort deck with a 30 m saltwater infinity pool, quiet rooms and a lawn, and a sky deck at level 50 with a gym, hall and lounge. Ten units share each floor and six lifts, and the corridors have no voids, so every room looks outward.

Many layouts are dual-key. Sean tours a two-bedroom, two-bathroom dual-key unit: a studio with its own bathroom and pantry and a one-bedroom unit, sharing a foyer, with 3.3 m ceilings and full-height windows. The project sells at about RM950 to RM1,000 psf, so this unit costs about RM600,000 to RM700,000-plus.

CHAPTER 02

Where it is

It is off Jalan Syed Putra, beside Thean Hou Temple and SJK(C) Kuen Cheng 2, with KL Sentral across the highway and Mid Valley and KL Eco City about 10 minutes' drive away. Seputeh is an old, low-rise neighbourhood of bungalows and townhouses, with no rail station on this side of the highway. A Chinese cemetery adjoins the site, and the temple draws heavy crowds at festivals.

What caught Sean's eye

Designed around the cemetery

A Chinese cemetery adjoins the site, so the architect placed the lift core and wing walls to block the view: of the 10 units on each floor, only one could see it, and the balconies are framed to look straight ahead. Sean singles out the gesture in his notes on the visit.

SEAN'S TAKE

3 on 3

The three things Sean likes and the three he doesn't, from his own list at the end of the episode.

WHAT SEAN LIKES
  • 1Seputeh's balance of city and nature: KL Sentral, Bangsar, Mid Valley and KL Eco City are close, yet the neighbourhood stays low-rise and green. Sean likes that it isn't on a rail line, which keeps it private; anyone who relies on public transport should look across the highway.
  • 2Low density: 383 units in one tower, with 10 a floor sharing six lifts, is almost impossible to find in the city at this budget.
  • 3No shortcuts on design: a hotel-like lobby, voidless corridors, a quiet zone between the lawn and a 30 m saltwater infinity pool, and the level-50 rooftop. The dual-key layouts suit working couples without children or families with parents moving in, and Sean expects rents to cover the instalment easily, though he would have liked slightly bigger units.
WHAT SEAN DOESN'T
  • 1The micro site: old apartments and offices next door, and a narrow road that jams after school, which the developer has committed to widening to three lanes. A cemetery adjoins the site; the lift core and wing walls keep it out of view from every unit but one, though the rooftop overlooks it.
  • 2A shared ground floor: five shop lots share the entrance with residents, so a busy retail strip costs privacy and an empty one helps no one. The developer will hold and manage the shops.
  • 3The developer: a private firm with 28 years in property, better known for solar, building its first Klang Valley project. Its role as white knight reviving a stalled project in Taiping shows its finances, so Sean isn't worried, and a boutique developer can price more keenly than a listed one.
“

Refreshing dual-key layouts at an attractive price for Seputeh, best for city workers who value privacy over a train station.
