CHAPTER 01

What sets it apart

Teja is low density: seven units per floor in each of two towers, served by two passenger lifts and a service lift, with corner units reached by their own short corridor. The site's slope gives it a basement car park, unusual for a purely residential project, with a covered car-wash bay for residents.

The facility deck is covered and finished throughout: a lap pool, kids' pool and jacuzzi, barbecue areas with transparent roofs, a community garden, a reading room and a gym fitted with Technogym equipment. Units range from about 550 to 1,150 sq ft; Sean tours an owner's two-bedroom unit with two bathrooms and two parking bays, which has no balcony, given the road noise.

CHAPTER 02

Where it is

It sits in the Subang Jaya City Centre master plan, beside the Toyota and Lexus centre and on the same road as Subang Parade and Empire, with a wide walkway towards the malls and the nearest rail stations, which are a walk away rather than linked. The Federal Highway entrance into Subang Jaya is next door, and it lies under a flight path.

CHAPTER 03

Rent and returns

The project is sold out. Bare units now ask about RM730,000 to RM780,000, against about RM600,000 at launch, and fully furnished units rent for about RM3,900 to RM4,000 a month. Sean says rents along this stretch are reaching new highs every month, and the video notes that both of the owner's units were rented right after the visit.

What caught Sean's eye

A proper car-wash bay

The sloping site gave Teja a basement car park, and in it a covered space just for washing your car, the most elaborate Sean has seen. Up on the deck, the barbecue shelters have transparent roofs so they still work in the rain, small practical touches he credits to a design built around residents.

  • 1Design niggles: a low ceiling at the entrance and kitchen, an exit away from the guardhouse, visitor parking taking up the drop-off instead of the basement, and a gym entrance with no canopy for the rain.
  • 2The micro site: workshop noise from the Toyota and Lexus centre in working hours, and Federal Highway traffic that gets louder on higher floors, though the windows block it well. The one-way road means a long loop if you forget something, and weekend double-parking around Empire adds to it.
