What sets it apart
Dorsett Waterfront Subang is two large towers on commercial title, more than 2,000 units in all, run alongside the Dorsett hotel next door. It has a hotel-style lobby, six passenger lifts and a service lift, and 2 m-wide corridors, though these have no voids and rely on artificial light.
There are mainly two layouts: a 570 sq ft unit with a separate bedroom, and two-bedroom units at the corners. The unit Sean tours is 3.85 m wide, with a bathtub and a 1.7 m balcony looking over the lake. The level 4 facility deck has three pools, a gym, a games room and a playground.
Where it is
It is in SS12, beside Dorsett Grand Subang and Subang Jaya Medical Centre, looking over the Taman Subang Ria lake park towards a golf course, with the park's cafes a walk away. The pocket has always been private, with one way in, and a new direct turn-in from the Federal Highway now makes it far easier to reach, with an LRT station at the new township opposite.
Rent and returns
Units like the one Sean visits are listed at about RM900 psf, or around RM516,000. Furnished, they ask about RM2,100 to RM2,300 a month, some up to RM2,500, and the corner two-bedrooms, which are in demand, about RM3,500 to RM3,600.
Tenants range from short-stay guests to students and medium-term professionals, and Sean saw both luggage and laundry on the balconies. He suggests furnishing fully at minimum cost so a unit can serve any of them, and says the numbers still make sense as an investment.
A deck that runs along the lake
The facility deck stretches the length of the building behind an unbroken glass balustrade facing Taman Subang Ria and its lake, which Sean calls the reason the project will work. Six fast lifts deal with the usual complaint in a building this size.
