What sets it apart
OSK Ombak is the next phase beside Timurbay Seafront Residence: 1,274 units on about 6 acres, in two towers with a low-rise villa block between them, plus nine shop lots. The elevated car park sits at the front, joined to the towers and reached by a speed ramp, so more units face the sea, and the entrance opens at the level of the facilities with the beach behind.
Facilities run on two levels: cascading pools with an infinity edge and a cave-like water play with a slide beside the sand, and a kids' level with a ninja obstacle course, pickleball court and hall. Units run from a 450 sq ft one-bedroom to dual-key layouts of 678 and 950 sq ft. The freehold project sold at about RM800 psf.
Where it is
It is on the coast off Jalan Beserah, 15 to 20 minutes from Kuantan town, beside a river mouth and a clean beach that is busy even on weekdays. To the north are Kuantan Port, the planned new airport and the 3,500-acre Malaysia-China Kuantan Industrial Park (MCKIP), served by the new Kuantan bypass, and the project lies between two planned ECRL stations.
Rent and returns
A hotel operator based about 1 km away will manage the whole building from the start. Next door at Timurbay, Sean found long-term tenants, many working at MCKIP, paying about RM2,000 to RM3,000 a month, so units here can be let for short, medium or long stays. Many local buyers chose dual-key units to keep the studio as a holiday home and rent out the rest. He advises checking the maintenance costs and profit-sharing model with the sales team.
The sea from the moment you arrive
Guests are dropped off at the level of the facilities, so through the Mediterranean-styled lobby they glimpse the sea before they even reach their unit, building anticipation as a resort hotel would. Sean calls it his favourite moment of the design.
