What sets it apart
Dian II is a single residential tower behind an elevated car park faced in cement vent blocks, which are easy to maintain. The drop-off sits inside the car park, and the facility deck on its roof carries a Balinese theme: a gym under a signature roof, organic pools with a jacuzzi and kids' pool, barbecue pavilions and a covered hall. Each floor has 25 units, served by five passenger lifts and a fire lift.
Sean tours two units, both with an enclosed kitchen and yard behind a sliding door. A Type C corner unit of 834 sq ft, with three bedrooms and two bathrooms, launched at about RM440,000; a Type A Rumah Selangorku unit of 550 sq ft, with one bedroom, a utility room and a wide living area, sold at RM270,000. The residential units are sold out.
Where it is
It sits at the junction of Jalan Subang and Jalan Monfort, one of the area's busiest, with the tower set back behind a garden and the car park. The Federal Highway and ELITE are close, as are Giant, AEON, a polytechnic and the factories of Glenmarie, and the new LRT3 line runs nearby. A row of shops with grocers, banks and clinics is five minutes' drive away.
A resort on an affordable budget
On paper the entrance, deck and layouts are ordinary; in person Sean was blown away. Cement vent blocks are flipped into patterns, lighting is placed for drama, and the Balinese theme runs from the logo to the wayfinding. He says the developer is punching above its weight, proof that a project with RM270,000 Rumah Selangorku units need not look cheap.
3 on 3
The three things Sean likes and the three he doesn't, from his own list at the end of the episode.
- 1The architecture, from the entrance on: a drop-off set inside the car park, a facility deck where the Balinese pools, lighting, landscaping and wayfinding all tie together, and a sloping site used for two lower-ground car park levels. The tower is pushed as far from the junction as it can go, behind a garden and the car park.
- 2The layouts: the narrow wall-to-wall widths don't show once you are inside, and the kitchen and yard are kept as a proper room with a sliding door just as other projects are cutting them out. The Rumah Selangorku unit even has a wider living area and bigger rooms than the standard one, and both are value for money at RM270,000 and RM450,000.
- 3Delivery: the finished project matches the launch brochure, if not better, and buyers on social media are happy with their keys. Sean says the developer is punching above its weight, using lighting and simple vent blocks to make an ordinary plan feel special.
- 1Traffic at the junction: the wide roads link the Federal Highway towards the North-South Expressway, but traffic lights are the only control, so waits are long. Access is left in, left out, so most trips start with a U-turn.
- 2Competition: a development three to four times this size is planned right in front, and new projects near Giant and AEON are drawing on the same mature amenities, from schools and a polytechnic to shops and Shah Alam's stadium area.
- 3Uncertainty around the site: the land in front is road reserve that may one day carry an elevated structure, the forest behind is likely to be developed now that this project has sold out, and fast traffic on the wide roads means noise, though the windows block it well.
Proof, in Sean's words, that a lower-priced project need not be ugly; it makes most sense if you work around Glenmarie or the AEON side of Shah Alam.
