What sets it apart
Nestree sits in Pantai Sentral Park, a township whose roads, drains and walkways were finished before the buildings. A loud water feature at the entrance masks traffic noise. The two-level deck has an infinity lap pool, jacuzzi, wading and kids' pools, a covered playground, an air-conditioned two-court badminton hall and a glass gym, with arts, reading, co-working and games rooms all furnished for use; the roof adds a function hall, sky lounges and karaoke rooms.
Sean tours an owner's Type C, the one corner unit on each floor: 1,275 sq ft with four bedrooms, three bathrooms, an L-shaped balcony, a dry kitchen and a large wet kitchen, and a helper's room with its own bathroom. Each floor has about 22 units across two lift cores. Buyers paid about RM600 to RM650 psf.
Where it is
It is next to Bangsar South, beside the NPE, which is getting a second deck. The NPE leads to Sunway, Kuchai Lama and Sungai Besi, while Old Klang Road, KL Eco City, Bangsar and KL Sentral are close by. Inside the township there is only a McDonald's drive-through for now. The unit looks over a sewage treatment plant by the highway, though Sean noticed no smell or noise.
Rent and returns
This unit type now asks about RM900,000 on the subsale market, and about RM3,500 a month to rent unfurnished. Based on projects nearby, Sean thinks a fully furnished unit could let for RM3,800 to RM4,200. The project has sold out, so only subsale units remain.
Facilities furnished to be used
Every room on the deck is fitted out rather than labelled: an arts room with a sink for brushes, an air-conditioned badminton hall with spectator seats, reading and games rooms, karaoke rooms on the roof. Sean says this impressed him most of all.
