CHAPTER 01

What sets it apart

Meta Residences has about 1,400 units, yet it doesn't feel crowded: each block has its own gate and lift lobby, the SOHO and residential towers have separate entrances, and their facility decks are walled apart, the residents' side with bigger pools and playgrounds. The SOHO side still has a pool, a glass-walled gym, a jacuzzi and a covered playground, and a transfer floor keeps the deck free of columns.

The 450 sq ft SOHO unit Sean tours has one bedroom, a study and one bathroom. It is squarish, with a 3.2-metre-wide living area, wider than many apartments, and a 2.9-metre ceiling. Pick your unit with care: those beside the lift-lobby fire door will hear it slam all day, while units at the end of a wing get a private stretch of corridor.

CHAPTER 02

Where it is

It is in Seri Kembangan, a five- to seven-minute walk, uncovered, from Putra Permai MRT station on the Putrajaya line: nine stops to TRX, with KLCC and Hospital KL along the line and UPM in the other direction, for about RM3.70 to TRX. A commercial strip across the road has food courts, cafes and a kindergarten, the Farm in the City theme park is next door, and highways to Putrajaya and Cyberjaya are close by.

CHAPTER 03

Rent and returns

The 450 sq ft unit rents for about RM1,800 a month on PropertyGuru. It sold for about RM310,000 at launch, and units were still available at RM310,000 to RM320,000, so the rent comes close to covering the instalment. Tenants are likely to be people commuting to TRX and KLCC and UPM students.

A mall was planned next door but nothing has happened since the pandemic. Sean says to buy on today's numbers: if the mall does arrive, rent might reach around RM2,500 in four or five years; if not, the rent already works.

Two communities, one deck

The facility deck is split by a boundary between the SOHO and residential sides, each with its own entrance and lift lobbies. Besides privacy, it gives each side a clear share of utility and maintenance costs, avoiding the friction residents usually feel when sharing with SOHO owners.

WHAT SEAN LIKES
  • 1Connectivity and convenience: the MRT is five to seven minutes' walk away with direct trains to TRX, KLCC and UPM, which forms the tenant pool, and the shops across the road cover daily needs. It suits someone who works in TRX but keeps a car, or works around Putrajaya and Cyberjaya.
  • 2Design and build quality: with separate gates, lobbies and facility decks for each block and for the SOHO and residential sides, about 1,400 units never feel dense, and the drop-off, lobbies and landscaping are excellent.

WHAT SEAN DOESN'T
  • 1Convenience has limits: the MRT walk is uncovered, groceries mean driving to Giant or AEON, the commercial strip hasn't taken off, and Farm in the City's buses will jam the entrance in the school holidays.
