CHAPTER 01

What sets it apart

Residensi Pitta is a leasehold RUMAWIP project of 1,168 units in two towers, priced at about RM300,000. Its common areas match a market-priced condo: a guardhouse, a drop-off for each tower, lift lobbies with timber panels, a lap pool with an infinity edge, a wading pool, a shaded playground, a barbecue area and a gym split into men's and women's sections. A football field of about 2 acres in front comes with the project.

Sean tours an owner's 859 sq ft Type A unit with three bedrooms, two bathrooms, a balcony and a yard off the kitchen. Each floor has 16 units and six lifts. An extra car park costs RM15,000 for a tandem bay or RM18,000 side by side.

CHAPTER 02

Where it is

It is one street from Taman Maluri and Sunway Velocity, and a junction from the TRX area, with shops and food stalls in front and a school next door. A covered walkway reaches Miharja LRT station in about 8 minutes, and Maluri station, which links to the MRT, is about 10 minutes the other way. A highway and the LRT line run behind the towers.

CHAPTER 03

Rent and returns

Online listings already ask about RM2,000 a month for a furnished unit, and rooms nearby let for about RM1,000 each. Sean puts the instalment at about RM1,400 to RM1,500, plus about RM200 in maintenance, so that rent would cover it, and thinks letting by the room could reach RM2,800 to RM3,000; nothing has been let yet. Whether RUMAWIP units may be rented out is debated; Sean says the rules he read allow it, so check before you buy.

What caught Sean's eye

RUMAWIP that doesn't look like it

From the entrance to the lift lobbies and the deck, Sean couldn't tell this was RUMAWIP housing until he reached the residential floors: a 2-acre football field, an infinity-edge lap pool and separate men's and women's gyms, at about RM300,000. He hopes it becomes the standard for RUMAWIP in KL.

  • 1The location: close to Sunway Velocity, TRX and the city, easy by car, with food and shops in front. Without a car, a covered walkway reaches Miharja LRT in about 8 minutes, or Maluri, the busier station, in about 10.

WHAT SEAN DOESN'T
  • 1Supply: more projects are coming around Sunway Velocity, all selling access to TRX and the rail lines, and the empty land in front belongs to another developer and is likely to be built on, which would block the view. None will match a subsidised RM300,000, and Sean thinks the growth may lift rents.
  • 2Signs of cost-cutting: thin window frames and glazing, a narrow corridor packing in 16 units a floor, and lift cores at one end of the tower, so everyone passes the corner unit by the fire door. A magnetic hold-open on that door would help.
  • 3The micro location: school-hour traffic next door, though nothing like a Chinese or international school's, a busy coffee shop at the junction, and highway and train noise for units facing the back, which was not too loud at level 32.
