What sets it apart
Embayu has three low blocks, kept short by the nearby airport, set around a shared car park whose roof is the facility deck, with a lap pool, kids' pool, playground, hall and a gym facing the pool. Launched when land was cheaper, it has car parks on the ground and generous common areas: a 3.3 m-wide lift lobby and 1.75 m corridors lit through a large void.
The 1,000 sq ft, three-bedroom Type A is long and narrow, with only the master bedroom on the facade, a 2.9 m ceiling and a yard. Some units have balconies and some don't.
Where it is
It sits on a stretch of shop offices leading to HELP University, now joined by an international school, with shops, clinics and tuition centres a short walk away. The DASH highway reaches Kota Damansara in about ten minutes, and the Subang airport is close, but peak traffic towards Ara Damansara and PJ is heavy.
Rent and returns
Subsale prices are about RM480,000 to RM500,000 for the 1,000 sq ft unit, which was being offered for rent at about RM2,900 a month. Sean, who attended the launch, says early buyers have done well as the area matured around HELP and the DASH highway.
A garden where the car park would be
Instead of driving straight into a car park podium, residents arrive at a landscaped garden with a koi pond between the entrance and the car park, linked to the facility deck by a see-through steel staircase. Sean finds it very refreshing, a little escape before you reach your unit.
