CHAPTER 01

What sets it apart

Jendela has two towers on commercial title, with nine units a floor sharing four lifts and a fire lift. The arrival feels like a resort, with water features, a chandelier and screens on the corridor voids that let wind through but keep rain out. The 1,550 sq ft, three-bedroom Type B has three en suites, a utility room, a separate wet kitchen and yard, Roca fittings and a 6 m-wide dining area facing the golf course.

Facilities face the course: a pool with an infinity edge, a children's water play area, a Technogym gym with a functional-training zone, a games room and sky lounges on both towers. Car park bays are 3 m wide.

CHAPTER 02

Where it is

It sits between the KLGCC golf course and TTDI, near the popular Bukit Gasing hiking trail. Visitors must come through TTDI, but residents can use a private road past KLGCC that skips the toll and traffic towards Mont Kiara. TTDI's shops are one road away, with Bandar Utama, Damansara Utama and the Sprint highway close by; the nearest LRT is in TTDI.

CHAPTER 03

Rent and returns

Owners who bought at launch, months after the first COVID lockdown, paid about RM1.8 million to RM1.9 million. Property portals now ask RM2.6 million to RM2.8 million for this unit, and RM8,000 to RM10,000 a month to rent it empty; Sean thinks a furnished one could fetch RM12,000 to RM13,000.

What caught Sean's eye

A private EV charger with your parcel

Instead of shared chargers, some car park bays come with an EV charger registered to that unit's accessory parcel, so the meter belongs to the owner. Sean calls it amazing: condo dwellers can finally own an EV with their own charger, just as in a landed home.

  • 1The location: a balance of green and urban, with TTDI, Bandar Utama, Damansara Utama and PJ one road away, KLGCC and Bukit Gasing beside it, and a residents-only road that the TTDI public can't use.
  • 2The architecture and design: facilities facing the golf course, towers angled to channel breezes, a hotel-like entrance, wide corridors with rain screens, units framing the view with plenty of power points, a real back-of-house and a rooftop lounge.
  • 3The timing: bought just after lockdown at about RM1,100 psf, the units now ask about RM1 million more four years on, and TTDI residents' resistance to new development should keep projects like this rare.
WHAT SEAN DOESN'T
  • 1Traffic around TTDI, a temple's festival days, weekend hikers' double parking and golf tournaments can all congest the roads, though having two ways in helps.
  • 2Facilities that feel wasted: split-level car parks with long walks to the lifts, a lawn and pools without a wow factor, a gym that doesn't face the pool, and maintenance of about 50 sen psf, around RM900 a month for this unit.
  • 3Design nitpicks: a stairwell bulging into the middle of the deck, odd unused corners by the gym and on the rooftop, and EV chargers in only some bays.
