Waltz Residence: big pre-COVID units on a tight OUG site.

CHAPTER 01

What sets it apart

Waltz Residence is the first phase of a larger township, built before COVID and completed four to five years ago. The units are unusually generous: the 1,691 sq ft Type D1 is a dual-key with a two-bedroom unit and a separate studio sharing a foyer, four bathrooms, a wet kitchen and a maid's room, 3.4 m ceilings and a 3.85 m-wide living room, about a metre more than most.

Finishes include solid timber floors and Roca sanitaryware, and corridors are nearly 3 m high. Every few floors a small shared garden breaks the facade, and the facilities sit on top: a long infinity lap pool, a children's pool and a separate gym and sky lounge.

CHAPTER 02

Where it is

It faces OUG's shops and markets, with landed Taman Yarl and its mansions behind. KESAS is right in front, linking to MEX, MRR2 and the Seremban highway, and Old Klang Road leads to Mid Valley; Pavilion KL is 15 to 20 minutes away without traffic. Schools, kindergartens and a long-established community of older families surround it.

CHAPTER 03

Rent and returns

On property portals, a 1,250 sq ft three-plus-one-bedroom unit was listed for sale at RM900,000 to RM960,000. A furnished dual-key was listed at about RM4,000 for the main unit and RM2,000 for the studio, about RM6,000 in all, which Sean says still makes money for anyone buying at around RM900,000.

What caught Sean's eye

A gym floating beside the pool

Instead of a rooftop deck, the facilities sit on a lower tower, with a free-standing glass structure holding the gym and a sky lounge with its own kitchen, reached by a bridge. Sean calls it one of a kind: you get unblocked views over the landed area while a neighbouring tower keeps it from feeling exposed.

  • 1The location: between the MEX and Seremban highway junctions on KESAS, with Old Klang Road to the LDP and Federal Highway, plus schools, markets and a community that has been here for 40 to 50 years.

  • 1Odd design treatments forced by the site: one way in, so some drivers must U-turn; car parks you go up to reach the basement; a tight scissor ramp marked by scrapes; and plain tower lobbies.
  • 2The structure: exposed shear walls used as features, rooftop facilities squeezed into what were meant to be units, and bare columns at ground level, typical of designs from seven or eight years ago.
