CHAPTER 01

What sets it apart

The Vue has 436 leasehold units in three blocks of up to 11 floors, built down a slope so that the pool, a yoga studio and the car park cascade below one another, each with a view. Two lifts serve six units per wing, and corridors are 1.8 m wide with no voids, so rain doesn't blow in.

The 1,507 sq ft, four-bedroom Type C has three bathrooms, 3 m ceilings and a 5 m-long master bedroom with a bathtub. It launched at a little over RM500 psf, about RM680,000 to RM700,000, and was 99.9% sold, with one penthouse left.

CHAPTER 02

Where it is

It sits at the top of a slope inside the Monterez golf community in Shah Alam, between a forest reserve and the golf course, surrounded by bungalows and townhouses behind several guardhouses. The approach passes factories and heavy trucks before the golf course gates. The golf course has stopped operating apart from its driving range, so the nearest food is now a drive away.

What caught Sean's eye

Units are handed over part-furnished with a full kitchen, appliances, wardrobes and air-conditioning, all included in the loan and in the developer's 24-month defect liability period, far longer than a carpenter's usual six months. Sean likes that buyers only need about RM15,000 to RM20,000 more for the fun parts, such as curtains, lights and a feature wall.

WHAT SEAN DOESN'T
  • 1The first impression: you reach it by a small road past factories and trucks, under a pylon, before the gates and the view change everything.
  • 2The slope structure: the site couldn't be backfilled, so pillars and slope protection are visible from the car park, though dressed up; about a third of the land below is unused and could become trails or gardens.
  • 3Minor treatments: artificial turf in common areas, a gym that fills with six people, facilities scattered across the site, which suits active families, and no enclosed badminton court from day one.
