CHAPTER 01

What sets it apart

Khaya Residence is a 61-storey tower on 3.88 acres, sharing a site with a completed office tower and ten shops, including a grocer and a gym. Residents get their own drop-off, one of three access points. Lower floors have 26 units served by two lift cores; from level 38 up, floors shrink to 13 units and seven lifts, with corner units open on three sides. Facilities are on level 8, with a pool, pickleball court and gardens, and a sky gym on level 60.

The 772 sq ft Type A is a one-plus-one with a 4 m-wide living area, a 3 m ceiling, a windowless study and Villeroy & Boch fittings. Prices average about RM1,000 psf, with this unit from RM780,000.

CHAPTER 02

Where it is

It is where Jalan Pantai Baru, Jalan Bangsar and the NPE meet, opposite KL Eco City and between Kerinchi and Abdullah Hukum stations; the latter, with its KTM link, is a 10 to 15-minute walk. Mid Valley, KL Sentral, Bangsar South and Jalan Maarof are minutes away. Beside it are a school, a fire station, a mosque and other low-rise public land, which keep views open towards Pantai Hospital.

Instead of a uniform box, the tower stacks alternating floor plates, with long floors below and a smaller, more exclusive plate from level 38, so most units look out over open public land rather than at each other. Sean says this architectural language is the first thing that stands out.

  • 1The location: the little-known side of Bangsar, at the junction of Jalan Pantai Baru, Jalan Bangsar and the NPE, between two LRT stations and a KTM link, opposite KL Eco City and Mid Valley, with schools and a university nearby for families.
  • 2A self-sustaining mixed development: an office tower with shops and a confirmed grocer and gym downstairs, and everything else one street away.
  • 3Launched almost complete: the foundation, podium, car park and access roads are done, leaving only the tower, so buyers can see the result, wait less than four years and check rents nearby.
WHAT SEAN DOESN'T
  • 1Right beside the highway, road and rail: traffic, train and ambulance noise, office-hour jams, temple festival parking and school runs, so check the window specification.
  • 2Converted from hotel suites: the standard unit Sean saw is efficient, but some corner units have slanted walls and odd features that were meant for short hotel stays.
  • 3Competition in the CBD: three or four new projects in Bangsar and as many again across in Old Klang Road, so buyers have 15 or so projects to study, though few can match this site.
