Summer Suites: a commuter's transit home, a walk from the CIQ.

CHAPTER 01

What sets it apart

Summer Suites has 348 units on 1.5 acres of freehold land, all residential, with no shops. Units run from 599 sq ft to 912 sq ft; Types A and C are dual-keys. The 912 sq ft Type A splits into a two-bedroom unit and an en-suite studio, with three bathrooms, 3 m ceilings and a 3.34 m balcony.

Two lift cores of four lifts each serve nine units a side, with no fire doors at the lobby. Facilities include a 25 m lap pool, a gym, co-working space, a media room and a 24-hour mart. At about RM950 to RM1,000 psf, the Type A costs about RM900,000.

CHAPTER 02

Where it is

It is on Jalan Tanjung Puteri, opposite R&F Mall, from which an elevated walkway leads to the Sultan Iskandar CIQ and JB Sentral, about ten minutes on foot; a covered walkway to the RTS station is proposed. JB Sentral also has trains to KL and beyond, and Causeway Link buses stop at the mall.

CHAPTER 03

Rent and returns

Sean puts current rents nearby at about RM1,000 to RM1,200 for a room without its own bathroom, RM1,300 to RM1,500 for an en suite and RM1,500 to RM1,600 for a studio, before the RTS opens. He calls it 100% an investment product, to be judged room by room against the instalment.

What caught Sean's eye

A lounge for tired commuters

The developer, who lives in his own earlier project nearby, noticed that residents commuting to Singapore every day had nowhere to unwind. So the top deck has a social lounge with a bar, a laundry and a 24-hour mart, a place to decompress with a drink or chat with neighbours. Sean sees it as design with the occupant in mind.

WHAT SEAN LIKES
  • 1The location: walking distance to the CIQ, the future RTS and JB Sentral gives certainty of time that a bus or car can't, plus a mall opposite, a Causeway Link bus stop and trains to KL Sentral, while the project itself stays purely residential.
  • 2A design built around the occupant: the developer knows his commuter tenants, so there are eight lifts in two linked cores, no fire doors at the lobby, a largely single-loaded corridor, 3 m ceilings, a yard, three bathrooms and full-size windows where he could have cut costs.
  • 3A pure investment product with multiple rental options: live in one side of a dual-key and let the other, rent room by room, or furnish for short stays, with room rents already high before the RTS opens.
WHAT SEAN DOESN'T
  • 1An extremely high-density street: only so much land is within walking distance of the CIQ, so three to six new projects are under way nearby and buyers must watch their entry price.
  • 2A little-known boutique developer: buyers may doubt it can finish, though its finished project stands opposite, and being boutique is why it can price at RM950 to RM1,000 psf, about 15% to 20% below the area's RM1,200 to RM1,300.
  • 3It is almost 100% investment-oriented: not a home unless you commute to Singapore daily, and not a unit you would move into if renting fails.
