CHAPTER 01

What sets it apart

Skyline Kuala Lumpur, the developer's first completed project, has over 2,200 leasehold units in four towers joined in pairs, with five lifts serving 13 or 16 units a floor and separate service lifts and loading bay. Units range from 480 sq ft studios, the fastest sellers, to 1,000 sq ft; the 695 sq ft two-bedroom corner Type B has a 3 m ceiling and a fitted kitchen with branded appliances.

Facilities sit on two decks: two lap pools, a kids' pool, a Technogym gym, a co-working space, games room and a long rooftop with a jogging track and a sky lounge framing the KL skyline.

CHAPTER 02

Where it is

It is in Pudu, one of KL's oldest settlements, linked directly to the upgraded Pudu station, an interchange for the Sri Petaling and Ampang lines. TRX is across the road and BBCC, Merdeka 118 and KLCC are about a junction away. Old shophouses, coffee shops, markets, temples, government offices and schools surround it.

CHAPTER 03

Rent and returns

Sold through agents at about RM600 to RM700 psf, around 30% below a BBCC project one station away, it sold out within a month. Property portals now list units at RM700 to RM800 psf, about RM450,000 to RM500,000 for a two-bedroom, which Sean expects to rent for about RM2,800 furnished, giving positive cash flow. Airbnb is allowed.

What caught Sean's eye

Corridors built to stay dry

After recent corridor flooding in KL, the developer covered the air wells at roof level with ventilation stacks for fire safety, and added fixed glass panels where rain could blow in, so the corridors need no drains at all. Sean calls it very thoughtful: solve water inside a building and many other problems go away.

WHAT SEAN LIKES
  • 1The location: a direct link to an interchange station on two lines, TRX literally across the road, and a mature address with markets, schools and places of worship, plus shops planned in the podium.
  • 2The architecture: despite 2,200 units, separate lobbies for each tower and for service lifts, a loading bay, linked towers that share lifts and save space, top-tier facilities and careful rain-proofing mean it never feels dense.
  • 3A statement project: priced low as a newcomer to win buyers, it sold out in a month and has delivered build quality, design and finishes that set expectations for the developer's projects in Kuchai Lama and Jalan Ampang.
WHAT SEAN DOESN'T
  • 1The micro setting: train noise every 10 to 15 minutes, an entrance from the station with no barrier, and cars parked illegally along the road, hiding even the project's sign; more developments will rise on the empty plots nearby.
  • 2The entrance and layout: the road entrance is hard to spot, the narrow site forces split-level car park ramps instead of a speed ramp, and the long decks mean long walks; intermediate units' air-conditioner ledges sit beside the corridor, which may need grilles.
  • 3The mixed use: families with children use the facilities while Airbnb guests come and go, so Sean, as a parent, would want to know how visitors are controlled. As an investment product, he is fine with it.
