CHAPTER 01

What sets it apart

M Aurora puts 1,544 units in two towers on a wide, square 5.24-acre site. Residents drive in past a central park to separate drop-offs for each tower; a row of shops and a drive-through, kept and leased by the developer, buffer the towers from the road. Facilities sit on three levels: the ground-floor park, a level-8 deck with a long lap pool, a hall with three badminton courts and a big playground, and a rooftop dining room and stargazing deck facing the hills.

Units run from the 556 sq ft one-plus-one Type A, about RM350,000 at a starting price of about RM620 psf, to four-bedroom units of about RM600,000.

CHAPTER 02

Where it is

The site sits between the NPE and the KTM line, on the busy road linking Old Klang Road with PJ, among old bungalows, schools and old folks' homes. It is between PJ, Mid Valley, Bangsar South, Kuchai Lama and Sunway without being in any of them, and the developer plans a shuttle to the nearest MRT station.

CHAPTER 03

Rent and returns

Sean sees the smaller units as transition homes for young couples working nearby, and the four-bedroom ones as good value for families on a tight budget. Despite the supply in the area, he says rents in nearby projects are very healthy, and urges buyers to check them whether investing or living in.

What caught Sean's eye

One ramp to the seventh floor

The car park rises seven levels, but a speed ramp runs around the perimeter of the wide site, so even a level-7 bay is one straight drive up with no turning floor by floor. Sean calls it his favourite feature, and a reward for buyers whose cheaper units come with the highest parking.

  • 1The location: between the main commercial areas of Kuchai, KL Eco City, Mid Valley, Sunway and PJ, linked to the NPE, Old Klang Road and Jalan Klang Lama, in a mature area with schools, daycares and malls, plus a promised shuttle to the MRT.
  • 2The design: an internal buffer road, shops shielding the towers, towers facing front and back to avoid overlooking, a central park on arrival, a perimeter speed ramp and full facilities, including a rooftop, at this price.
  • 3A solid track record: earlier M projects looked crowded on paper but delivered on their facility decks, centralised refuse chutes, security and maintenance, so buyers can picture the result.
WHAT SEAN DOESN'T
  • 1The micro site: beside the NPE without a link to it, so you get car noise and the jams of a road everyone uses between Old Klang Road and PJ; the KTM line behind is quieter because trains slow for the station. The best units face the back of Tower A.
  • 2Supply: other developers want this convenient spot too, so buyers have many choices at about RM400,000 and more homework to do, though nearby rents remain healthy.
  • 3Single-direction access: only left in and left out, so anyone coming from or heading the other way must U-turn, which matters at peak hours.
