CHAPTER 01

What sets it apart

Ara Bloc spreads 848 homes over blocks A, B, C1 and C2 on about six usable acres of an eight-acre site, kept low by the nearby airport's height limit, with a wide landscaped setback to the road. Fifteen shops and an anchor tenant face the front, and residents have their own entrance from the quieter internal road. Each block has its own loading bay, and the residents' lobby and drop-off are on level three.

Block A has eight large units a floor; the others mix in smaller units. Sean viewed the 972 sq ft, three-bedroom Type B, from about RM680,000 at around RM720 psf on commercial title. Its living and dining space is 3.43 m wide, with a hackable kitchen wall, a built-in storage nook and every bedroom facing the facade.

CHAPTER 02

Where it is

The site is between Oasis Square, the corporate offices and Lotus's, close to Jalan Lapangan Terbang, the Federal Highway and back roads into PJ and Kelana Jaya, with the DASH highway towards Kota Damansara. Two LRT stations are nearby but not walkable; a shuttle is planned. Schools, a medical centre and Citta Mall are already in the township.

What caught Sean's eye

A loading bay for every block

Each block, down to C1 and C2, has its own loading bay beside its ground-floor lift lobby, so renovation deliveries and moving-in never pass through the front. Sean calls it a very underrated detail that most people never think about.

WHAT SEAN LIKES
  • 1The Ara Damansara location: connected to Jalan Lapangan Terbang, the NKVE, the Federal Highway, back roads into PJ and now the DASH highway, with schools, malls and cafés already in place.
  • 2Convenience: the township's first mixed development, so residents can walk down for meals and errands, or over to Oasis Square and Lotus's, which especially suits those who work nearby.
  • 3Design: retail at the front with separate residential access, the lobby raised for privacy, a large facility deck, blocks of different densities, wide living spaces, a hackable kitchen wall, a storage nook and 600 mm wall tiles.
WHAT SEAN DOESN'T
  • 1Congestion on Jalan Lapangan Terbang at peak hours, though residents who live and work inside the township avoid most of it.
  • 2Low blocks instead of one tower because of the airport height limit, which is less efficient and blocks some views. Sean would also prefer a ground-floor lobby, and if the shops do well the internal road may become extra parking.
  • 3Competition: many developments in Ara Damansara now offer similar budgets, shops and facilities. Sean's test is whether a project belongs to a township developer that protects its buyers' interests.
