What sets it apart
Tuan Straits has 1,310 units in two blocks on 4.66 acres of leasehold land, and every unit is the same 840 sq ft, three-bedroom, two-bathroom layout, apart from corner windows and garden units. Variety comes from hackable walls: the kitchen wall can open the yard into an L- or U-shaped kitchen, and the wall between the small bedroom and the master can come down for a home office or walk-in wardrobe. SPC flooring runs throughout, and units come to under RM500,000 at about RM580 to RM600 psf.
The Peranakan theme shows at the entrance, the drop-offs and the level-eight facility deck, with a pickleball court, a double-floor gym, a snakes-and-ladders playground and a recreational pool. A public playground at the front goes to DBKL, and a back gate leads to the wet market.
Where it is
Desa Petaling, which locals call Salak South, sits where the Sungai Besi and KL-Seremban highways meet, close to Kuchai Lama, Old Klang Road, Mid Valley and highways including MRR2 and KESAS. NSK Trade City and SJKC Salak South are nearby, and the new village's wooden houses, wet market and food stalls are one street away. The developer has committed to widening the main road it will use.
A lakeside passage on a value project
A tunnel-like route through landscaping leads from the residential side to a water body at one corner of the site, with refuse and bulk waste routed out of sight at the back. Sean says nothing in the developer's earlier projects hinted at it, and that it suggests their next KL project will be a step up.

- 1The Desa Petaling location: in the city and on the main highways, with a Chinese new village's school, hall, market and food stalls alongside cafés, fast food and the MRT.
- 2A design that balances theming and value: themed spaces where they count, the developer's biggest facility deck yet, one layout made flexible by hackable walls, a lower-ground car park on the slope, a back gate to the market, and much richer landscaping.
- 3A track record: this is the developer's fourth project, earlier ones won awards, and Tuan Legacy was handed over almost a year early. The sales gallery uses the actual materials to narrow the gap between brochure and building.
- 1The micro site: narrow roads, old houses and chaotic traffic on the Salak South side, though above the level-eight deck the views, including towards Merdeka 118, will be open. Road widening is a condition of approval.
- 2Completion in 54 months, four and a half years, mostly because of infrastructure works, so it doesn't suit buyers who need a home soon. An early handover would be a bonus.
- 3Competition: Kuchai, Taman Desa and Sungai Besi offer many projects within a few kilometres, so buyers must compare micro sites.
Sean sees Tuan Straits as Tuan Residency on steroids, and points to a nearby hillside project beside a kampung whose rents and subsale prices are still healthy as a benchmark.
