CHAPTER 01

What sets it apart

Ikon Residences has 778 units on 4.6 acres of freehold land, on commercial title above 15 shops. Residents have their own lanes and elevated car park, separate from the shoppers' basement, and a ground-floor kindergarten has a public entrance so it can draw children from outside. The level-seven deck has an infinity pool, an elevated gym, a co-working space, and a fire staircase decorated as a vertical jogging track.

Layouts range from studios to 990 sq ft two-bedrooms and a 1,184 sq ft three-bedroom dual key, with versions that have a hackable wall or wheelchair-friendly bathroom access. Sean viewed the 764 sq ft two-bedroom Type B, whose second bedroom is larger than the master. Prices average about RM500 psf, from RM220,000 for a studio.

CHAPTER 02

Where it is

The project faces the new Ikon commercial centre in Seremban 2, near S2 Sentral, Mydin, Uptown Avenue and AEON Mall, with a Starbucks, Uniqlo, McDonald's and a Village Grocer under construction. Schools, the City Park and a specialist hospital under construction are close. Seremban 2 is also on the way to KLIA, and Sean links demand to the Malaysia Vision Valley growth corridor.

What caught Sean's eye

A kindergarten open to the public

Kindergartens tucked inside condo facilities rarely survive on residents' children alone, so this one is on the ground floor with its own road and entrance for families from outside. Sean calls it fabulous: the project is integrated with the neighbourhood from the start.

WHAT SEAN LIKES
  • 1A mature township: Seremban 2 has run out of land for landed homes, so high-rise is the next step, and buying from the township developer protects early buyers' interests.
  • 2Convenience at the doorstep: shop lots, standalone retail, a mall and 15 shops of its own, all walkable, unlike landed homes where you must drive.
  • 3Design: a wide buffer and water feature against road noise, the slope used for a commercial basement, a big facility deck, a co-working space for those who travel to KL, and many layout options.
WHAT SEAN DOESN'T
  • 1High-rise living in Seremban: cheap landed homes are long gone, but buyers may still compare this price with a landed house, and condo living may be a culture shock for locals.
  • 2The micro site: four-lane roads where cars speed, and crowds around the shops, so it will be noisier than a landed home.
  • 3The mixed development: thriving shops mean congestion at the entrance, which drivers from one direction can only reach by passing the shopfronts; failing shops would hurt the project's image.
