CHAPTER 01

What sets it apart

D'IVOz sits behind a slip road, a landscaped creek park and a pool deck that push its two towers back from Old Klang Road; Tower B, nearer the river, is quieter. There are 10 units a floor sharing four lifts, no level changes from the drop-off to the front door, fire doors held open on magnets, and a pixelated paint scheme that hides plaster imperfections. Facilities include a cascading pool, a gym, two badminton courts and a rooftop with an edible garden and barbecue pits.

Sean viewed the 1,081 sq ft four-bedroom Type B1 handed over with an island, cabinets, hob, hood, microwave and aircon points. Its living space is 3.45 m wide, and a storage nook sits off the corridor.

CHAPTER 02

Where it is

The project faces Old Klang Road opposite Pearl Point, among factories, standalone furniture shops, restaurants and new towers. The road leads to Taman Desa, Kuchai Lama, Puchong, Bukit Jalil, the Federal Highway and the city. Millerz mall is a five-minute walk, though not all of it is covered. Drivers from the KL side must U-turn further up the road to get home.

CHAPTER 03

Rent and returns

Listings for this layout range from about RM585,000, the common figure, to RM700,000. Fully furnished, it rents for about RM3,300 to RM3,500 a month against an instalment of around RM3,000 at RM600,000, which Sean calls sensible.

What caught Sean's eye

No steps from car to front door

From the drop-off through the lobby and corridors to each unit, every change in level is a gentle gradient rather than a step, even at the washrooms on the facility deck. Sean notes the developer's earlier projects still had drops, and that this is tedious to coordinate.
