What sets it apart
The Shang Residence has 449 units on a long, narrow hilltop site of 1.9 acres. A sub-basement on the slope gives residents a second, private entrance from the back roads. The level-eight deck has a pickleball court, a pool, a double-storey party pavilion with the gym above, and a hot pot pavilion, with an extra lift at the far end for those parked there. A rooftop dining pavilion looks towards the KL skyline.
Layouts are 893, 1,076 and 1,130 sq ft, all on the same plan apart from an extra study or bedroom in the larger ones. Sean viewed the 893 sq ft three-bedroom, from about RM580,000 at RM650 to RM700 psf. Its yard is enclosed and tiled like the interior, there is room for a breakfast island, and the wall between two bedrooms can be removed.
Where it is
The site is just off Old Klang Road on Jalan Kuchai Lama, near Mid Valley and opposite SJKC Chong Wen, with two food courts, a wet market and many shops within walking distance. The developer has committed to a covered walkway to the future Old Klang Road MRT station and to realigning the junction. A church is next door.
A yard that is already indoors
Instead of a door to an open yard, the yard joins the kitchen with the same floor tiles, gentle ramps between, and a window already fitted to the void. Sean says owners usually spend RM5,000 to RM8,000 on that conversion, so the yard is usable from day one.

- 2No speed ramps, so residents parked at the far end face many ramps and a long walk to the lifts. Pick your unit with care. Sean also weighs whether the tower or the facilities should face the busy road.
- 3Heavy supply in the area, with more empty plots to come, so check rents and median prices carefully, though auctioned units here sell quickly and rents are solid.
Sean sees it as both an investment and a home, and especially suited to a young family planning to walk their child to Chong Wen.
