CHAPTER 01

What sets it apart

Stellar has just 88 units in two towers on a narrow 1.5-acre plot, on leasehold land the developer has renewed to 99 years. Tower A has one 2,500 sq ft unit a floor with a private lift; Tower B's 2,000 sq ft units come two to a floor, each with a private foyer. All have three plus one bedrooms and three car parks, and the building faces Damansara Jaya at the front, with the kitchens and service areas facing the river.

Sean saw the show unit and then an actual unit: a 7 m wide living, dining and dry kitchen space with 3.3 m ceilings and full-width glazing, a 2.1 m deep balcony, a family hall, en suite bedrooms and a wider room with a ramp for mobility. Prices run from about RM1.8 million to RM2.2 million, around RM850 psf.

CHAPTER 02

Where it is

The site sits below the Sprint Highway flyover on the Kayu Ara river, behind a school, near the LDP and NKVE, with a walk to the new LRT3 Kayu Ara station. Atria, The Starling, Centrepoint and Bandar Utama are nearby, along with several schools. Across the river are kampung houses and industrial units.

What caught Sean's eye

One unit per floor, front and back

Because the site is so narrow, the towers are single-loaded: one direction per floor, with living spaces facing the leafy Damansara Jaya side and the kitchen and utility room facing the river. Sean notes Type A even gets cross ventilation through the unit, which he calls very rare in Malaysia.

WHAT SEAN LIKES
  • 1The location: highways, LRT3, malls, offices and schools already in place, so buyers know how they will live. Small pocket sites like this are the future of development in mature areas.
  • 2The design: towers pushed away from the busy Sprint Highway, a single-loaded layout that suits the narrow plot, and the riverside slope used for the car park with a gentle ramp in.
  • 3A rare product: only 88 units of 2,000 to 2,500 sq ft, filling the gap between old landed homes and small new units, with clear zones, a mobility-friendly room and beam-and-column construction that allows walls to be moved, with an engineer's drawing and management approval.
WHAT SEAN DOESN'T
  • 1The micro site: the river, kampung houses and factories at the back, and the highway close by. Sean found no smell from the river, and the school's trees screen the lower floors.
  • 2Access: coming from the main road you must U-turn back if you miss the turn, which confuses first-time visitors, and the Sprint Highway and school traffic jam at peak hours. Most errands need a car.
  • 3An own-stay design with basic facilities: a lap pool, a CrossFit gym and a lounge. With only 88 units, the effort goes into the units rather than shared spaces.
