CHAPTER 01

What sets it apart

Maya Ara has just 381 units on freehold land, in two wings with 17 units a floor sharing four lifts. The drop-off, lobbies and corridors are open air, so they need no aircon, and the car park lift lobbies have transparent doors. The facility deck on level eight faces away from the main road, with a half basketball court, a games room, an infinity pool and a Technogym gym.

Sean viewed a 764 sq ft, two-bedroom, two-bathroom unit with no balcony, wide windows and an aircon ledge set low, out of sight. Its 3.5 m wide second bedroom and centrally placed master bedroom suit a couple, or one person working from home.

CHAPTER 02

Where it is

The project faces a five-lane road through Ara Damansara, buffered by an internal road and landscaping, near Seri Pilmoor. It is one junction from the Subang Airport highway, close to the bridge to Bandar Utama and a shortcut to PJ, with Ara Damansara and Lembah Subang LRT stations, Citta Mall and Sunway Pyramid nearby. Two commercial areas and the Ara Damansara mosque are walkable.

CHAPTER 03

Rent and returns

Sean reads subsale listings at about RM850 to RM900 psf, with one at RM690,000, and fully furnished rents of about RM2,800 to RM3,100 a month. At around RM650,000 and RM3,000 rent, he says the numbers are not bad, and early buyers have already made money on the launch price.

A car park lobby built for safety

The lift lobbies on the car park floors are open air, so they need no aircon, and their doors are transparent, so children can see cars before stepping out. Sean ranks it among his top three car park lobbies, and says residents use it far more than the grand entrance.
