Core Residence: hotel-style TRX living, a step from the spotlight.

CHAPTER 01

What sets it apart

Core Residence sits on Jalan Barat at the edge of Tun Razak Exchange, linked to the TRX mall by an elevated bridge but with its entrances facing away from the district's centre. Each tower has its own lobby with a concierge, and floors have seven units sharing three lifts, with marble, timber panels and bronze trims. Fire corridors link the towers, so residents can use the next tower's lifts if their own fail.

Sean viewed a 925 sq ft two-plus-one unit with no balcony and no corridor inside, 3.1 m ceilings and near-full-height windows facing the TRX park. It comes with a fitted kitchen and appliances, centralised aircon and a smart lock. A rooftop gym and lap pool look out over Merdeka 118 and the TRX towers.

CHAPTER 02

Where it is

TRX is the new financial district, with the Exchange TRX mall, its park and office towers next door, and highways routed into the master plan. Old shop lots, eateries and a community centre sit across the road. Empty plots around are being developed, and the MRT station is a walk through the mall.

CHAPTER 03

Rent and returns

Subsale listings put this unit at about RM2.2 million, close to TRX Residences, and Sean notes prices have risen in the six or seven months since his last visit. Fully furnished, similar units ask about RM7,800 a month, three-bedrooms about RM9,000. The target, he says, is senior managers working next door.
