CHAPTER 01

What sets it apart

The Eighth Chapter II has 208 superlink homes, about 2,500 sq ft for a 24 by 75 ft intermediate, with 26 ft corners and end lots that get side windows. All have four plus one bedrooms and five bathrooms, on cul-de-sacs so no home faces a junction. Prices start from RM1 million.

The ground floor has a bedroom with a ramp into a large shared bathroom and its own private terrace, plus a separate store room at the back. Upstairs, two equal bedrooms each have an en suite. A fittings package includes an outdoor water filter, booster pump, instant heaters, aircon and power points in selected rooms. There was no show unit for this phase, so Sean toured The Ninth's, which is 2 ft narrower.

CHAPTER 02

Where it is

Elmina Green is the part of the City of Elmina closest to its city centre, with the 300-acre park, Lakeside Mall, a Chinese primary school already open and an international school under construction. The Guthrie Corridor Expressway links to the DASH highway towards Kota Damansara and Mont Kiara. The Reka shops and a recreational park are opposite, and a pylon reserve runs behind the site.

What caught Sean's eye

A developer that keeps refining

Sean points out that each phase keeps what worked and tests something new: here, 2 ft more width and a store room that splits the back garden into a yard and a private terrace for the ground-floor bedroom. He says it would be easier to repeat one template across thousands of acres, and that small details like these come from many rounds of revision.

  • 1Execution: in the eight years Sean has documented it, the township went from forest that people called too far to a place with shops, parks, schools, a mall and traffic jams.
  • 2Design: from the ramp to the ground-floor bathroom to the fittings package, details shaped by owners' feedback, and here a useful store room in a comfortable 24 by 75 ft home.
  • 3Confidence: roads and infrastructure are already built, so buyers can see what they will get, and the developer has delivered on its promises. Earlier phases sold out.
WHAT SEAN DOESN'T
  • 1The township is now busy: morning congestion from Persiaran Delima to the GCE. An approved cloverleaf interchange is due by late 2027 or early 2028.
  • 2The pylon reserve behind the site, which some buyers will want to avoid. Sean sees the end lots as the best value, with an extra facade without paying for a big plot.
  • 3Competition: developers including E&O, YTL and the Desa Park City team are launching landed homes nearby. Sean reads it as proof the area is accepted, and notes few new landed homes near RM1 million remain in the Klang Valley.
