CHAPTER 01

What sets it apart

Residensi Amansuri is PPAM housing, which only government-sector employees can buy, though they may rent to anyone. Units come in two types: a 900 sq ft intermediate at RM275,000 and a 966 sq ft corner, the one Sean viewed, at RM294,000. The corner has three bedrooms, a 2.4 m wide kitchen with a yard, a 3.27 m wide dining area and corner windows in the master bedroom.

Costs show in smaller tiles, basic sanitaryware, no aircon or heater points, and exposed pipes in the corridors. There are 13 units a floor sharing four lifts. Facilities include a lap pool, a wide children's playground and a fully equipped gym.

CHAPTER 02

Where it is

The project is on Jalan Sri Permaisuri beside Nexus, with a government hawker centre at the gate and a commercial area across the road. Salak Selatan LRT station on the Sri Petaling line is a covered walk away, and the Sungai Besi highway leads to TRX. The KTM, KLIA Transit and LRT lines run alongside, with pylons and a TNB substation next to the site.

CHAPTER 03

Rent and returns

The owner is asking about RM2,500 a month for this fully furnished unit, against an instalment of a little over RM1,000. Other listings range from RM1,800 down to RM1,200 for an empty unit, which the low purchase price allows.

WHAT SEAN LIKES
  • 1Good design for compliance housing: a sense of arrival, a functional car park, a pool, a well-equipped gym, a great playground and spacious layouts. Nearby units cost three or four times as much without better build quality.
  • 2Taman Sri Permaisuri, which Sean calls underrated: close to the city and TRX, with morning markets, franchise restaurants, a busy commercial strip, and schools and libraries nearby.
  • 3The micro site: a legal hawker centre downstairs, banks, clinics and shops across the road, and the LRT within walking distance, so a resident could live without a car.
WHAT SEAN DOESN'T
  • 1A difficult site: next to three or four rail tracks, at an intersection of pylons and beside a TNB substation, which is why it is used for compliance housing.
  • 2Design slips that cost little to fix: steep steps into bathrooms, single lobby doors without a window, a whole corridor just for the refuse room, and abrupt level drops around the facility deck.
  • 3The PPAM principle: only government employees can buy, but nothing stops them renting out at a profit, which some will argue is against the scheme's purpose.
