What sets it apart
Beldon has 363 strata-titled semi-detached homes and bungalows in two phases. The bungalows sold out early. Semi-Ds are 34 ft wide and 75 to 85 ft deep, with a 7.4 m columnless car porch, a separate 3.45 m wide kitchen that can take a sliding door, a ground-floor guest room and a helper's room. Upstairs layouts vary: a walk-in wardrobe, a family area, four bedrooms, or a void.
The developer took in buyers' feedback: Phase 2 has simpler pitched roofs, and each home gets a rainwater harvesting tank and a labelled distribution box. Instead of one clubhouse per phase, the township shares a central clubhouse, with an Olympic-length pool, a gym and courts, paid daily, weekly or monthly by use.
Where it is
Eco Horizon is off the main road through Batu Kawan, on the mainland near the highway to Penang's second bridge, with the township's own shops, clinics, a gym and a Starbucks nearby. Sean cites about 11,000 jobs in the industrial area and a local population of 40,000 to 50,000. Trucks are heavy by day, nights are quiet, and an empty plot of unknown use borders one side.
Strata that owners can still shape
Walking the estate, Sean saw corner homes with large extensions, from side wings to car porches long enough to shade six cars, all approved by the management body. He says it breaks the stigma that strata landed homes cannot be renovated, provided owners respect the agreed colours and materials.
3 on 3
The three things Sean likes and the three he doesn't, from his own list at the end of the episode.
- 1Execution: from the first phase to today, consistent design and branding across the developer's projects, and the harder 'software' of a living community with businesses and tenants.
- 2A product shaped by feedback: revised upstairs layouts, an improved roof, a rainwater tank, and one shared, pay-per-use clubhouse instead of four, which is better for maintenance.
- 3Landed strata: compared with what the island offers at this price, it is a no-brainer for building a family, and owners are customising their homes with management approval.
- 1Batu Kawan's image: people still think of it as remote and quiet at night, though daytime traffic and busy restaurants tell a different story.
- 2The boundaries: the highway to the second bridge on one side, though it is quieter than the main road, and an empty plot of unknown use on the other. The master plan's remaining frontage will likely become mixed or commercial development over the next five to ten years.
- 3Strata itself: monthly maintenance fees deter some buyers, although most luxury landed homes on the island are also strata. Buyers who resent paying for landscaping should look elsewhere.
Sean says the team should be proud of the township, and sees it as strong value for a family that wants a landed home in Penang.

Sources & Verification Data
Based on Sean's full English captions for this February 2026 episode. The 3 on 3 follows the three things he likes and the three he doesn't, in his order, at the end of the video. The developer's team showed Sean a newly completed semi-detached home at his last-minute request. Sean doesn't quote prices for this phase, so none are given.
