CHAPTER 01

What sets it apart

The Harmony sits over a retail podium on leasehold land, with an affordable-housing block on the same site that has its own entrance and no access to The Harmony's facilities. There are 15 units a floor sharing four lifts, off a 2 m wide corridor that is dark because the units are deep. The facility deck has a resort-style pool facing the KL skyline, a well-equipped gym, a shaded play area and furnished function and games rooms.

There is only one layout: a 1,033 sq ft three-bedroom, two-bathroom unit with a 3.54 m wide living and dining area, a long kitchen with room for an L or U shape, a yard, and a storage room off the living area. Units launched at about RM470,000.

CHAPTER 02

Where it is

The project is where Old Klang Road meets Jalan Puchong and the NPE, opposite a police station, with a KTM station and routes to PJ, Bangsar South, Mid Valley, Kuchai Lama and Bukit Jalil. The shop lots in front are mostly offices, so there are few places to eat. A mosque nearby jams the internal road at Friday prayers, and the low-rise neighbourhoods behind are mature.

CHAPTER 03

Rent and returns

Empty units now list at about RM500,000 to RM550,000, and an auction unit went for about RM413,000. Fully furnished units rent for about RM2,500 to RM3,000 a month, and a master bedroom alone lets for about RM1,100. Sean says the numbers make sense for investment and for own stay.
