CHAPTER 01

What sets it apart

The Pano sits on a long, narrow former industrial plot. Its two blocks share one glass-walled lift core with five lifts, which saves the gap separate towers would need, and the tower is pushed to the back, behind the landscaping, shops and pool deck, away from Jalan Ipoh. There are 19 units a floor on double-loaded corridors with no void, so corridors rely on artificial light, and a rubbish chute replaces bins.

Sean viewed a dual-key, two-bedroom Type B1: a studio with its own bathroom, and a larger side with a balcony that can be split into another room. Subsale prices are about RM650 to RM700 psf. Facilities include a rooftop lounge, gym and outdoor cinema, and an infinity pool on the facility deck.

CHAPTER 02

Where it is

Jalan Ipoh is in the city, near Dutamas, Mont Kiara and Segambut, with factories and car showrooms around. Jalan Ipoh MRT station is walkable and runs to KLCC and TRX without a change. Schools, the Mutiara complex and dim sum shops are close, and Sean notes the road jams at school peak hours.

CHAPTER 03

Rent and returns

The owner bought at auction for a little over RM500,000. Asking rents are about RM1,600 to RM1,800 for the studio and RM2,500 to RM2,600 for the larger side. Taking a conservative RM1,500 and RM2,500, Sean gets about RM4,000 a month against roughly RM2,500 in instalment and maintenance. The owner says management allows Airbnb.

What caught Sean's eye

A shared lift core in glass

Instead of two towers each with its own lifts, the blocks are joined by one core of five lifts, saving the setback between towers on a tight site. Because the long tower has facades on both sides, the core walls were left as glass, so riding the lift past the water features on the facility deck becomes part of the experience.
