What sets it apart
Breeze Hill has 1,722 units in two towers on 6.76 acres of freehold land, on commercial title above 90 shops priced from RM1.6 million to RM4.3 million; the ground-floor shops have sold out. It is designed for short-term stays: three drop-offs and separate retail and resident car parks for peak check-in and checkout hours, a speed ramp, and a facility deck with 50 m and 25 m pools, a kids' pool, a 400 m jogging track, an elderly gym and a flying fox.
Two-bedroom units dominate, because Sean says they earn the most when two families travel together. He viewed the 756 sq ft Type B, with a 5.13 m wide living, dining and kitchen space and views over the hills, at about RM900 psf; studios start from about RM400,000.
Where it is
The site is just past the Gohtong Jaya roundabout, beside its seafood restaurants and stalls, within the developer's 596-acre Tropicana Windcity. Genting Permai's shops are minutes away and Genting Premium Outlets about ten, with the cable car up to the casino resort. On weekends and holidays the area is crowded and parking is short.
Rent and returns
Sean cites 28 million visitors a year against about 10,000 units of accommodation. Nightly rates he quotes run about RM250 for a studio and RM450 for a three-bedroom nearby, varying by season. Commercial title allows up to 85% financing, and the developer's hospitality arm can manage units. He suggests daily rates might yield 10% to 11%, but says to do your own sums.
Designed around checkout time
Research on similar buildings showed traffic peaking between noon and 3 pm as guests check in and out, so the project has three separate drop-offs, one for the shops and one for each tower, plus a dedicated exit and separate car parks for shoppers and residents.

- 1The micro site: the only entrance will jam at weekends and peak hours, and cars and sports-car exhausts are loud on the road. Sean would pick units facing the hills.
