What sets it apart
Sunway Alishan puts about 240 apartments and a row of landed villas on 3.34 acres of freehold land. A ring road climbs the hill so each car park level has its own entrance, and the villas have a road of their own. Floors have eight units, nearly all corners, with no fire doors between lobby and corridor and gentle gradients all the way from the drop-off to the front door.
Sean viewed a 1,249 sq ft, three-bedroom Type A2 corner unit with a 5.35 m wide dry kitchen, a separate wet kitchen, a bay window and two balconies. Its common bathroom is larger than the master's, with a 1 m door, a sliding door and room for a wheelchair. Facilities include an indoor children's play area, a mini skate park and a pool deck beside the villas.
Where it is
The site is at the junction of MRR2 and Jalan Cheras, up a slope through the landed homes of Taman Mutiara, opposite Taman Midah. Eco Cheras mall and Taman Mutiara MRT station are nearby, with UCSI, shops and a Thursday night market close by. Cars park along the approach road, and a concrete batching plant is planned at the entrance.
Rent and returns
The unit is listed at about RM1.05 million, roughly RM850 psf, and is asking about RM3,800 a month fully furnished. Sean admits the price is on the high side, but says that for this quality and density he wouldn't mind renting there himself, and investors renting out will be fine.
A ring road that climbs the hill
Instead of a spiral ramp, a road winds up the slope around the site so residents drive straight into their own car park level, and villa owners park in front of their homes. The hidden space beneath the raised road becomes the back-of-house entrance for refuse and renovation deliveries.
